2023 Sarasota Real Estate Market Summaries

In 2023, the total number of closed sales across the two counties in 2023 decreased by less than one percent to 21,760 sales. Sarasota County’s single-family home sales fell by 4.2% to 7,608, while Manatee County saw a 7.3% increase to 7,480. Condo sales exhibited a 6.7% decrease in Sarasota and a 0.8% decrease in Manatee. Additionally, median prices set new records, with Sarasota condos reaching $410,000, and Manatee condos reaching $363,620, reflecting a respective increase of $25,000 and $18,620.

2022 Sarasota Real Estate Market Summaries

In 2022, there were a total of 7,940 traditional closed sales which is a 26.5% decrease over 2021. The dollar volume of those closed sales in 2022 is approximately $5.4 billion. Also, the median sale price increased by 24.5% from 2021 to 2022 for a median sale price of $493,000. This greatly differs from the average sales price which sits at $684,442.

2021 Sarasota Real Estate Market Summaries

In 2021, there were a total of 10,798 traditional closed sales which is a 13.4% increase over 2020. The dollar volume of those closed sales in 2021 is approximately $6.2 billion. Also, the median sale price increased by 21.8% from 2020 to 2021 for a median sale price of $395,945. This differs from the average sales price which sits at $576,936.

2020 Sarasota Real Estate Market Summaries

In 2020, across the Sarasota and Manatee County markets, single-family home sales increased by 40.2% compared to 2019. As far as median home prices go, 2020 closed out with a year-over-year increase for both markets. These single-family prices were up 6.8% in Manatee County, and up 17.8% in Sarasota County. The increase in closed sales and median prices, combined with lower inventory has caused properties to spend less time on the market.

In 2019, there were a total of 8,706 traditional closed sales which is a 12.6% increase over 2018. The dollar volume of those closed sales in 2019 is approximately $3.5 billion. Also, the median sale price increased by 1.8% from 2018 to 2019.
